The Dream
It started with a simple peruse of house plans sites as I had countless times. I had sold my first “bachelor pad”, an 80’s contemporary, within a week. The plan was to build an awesome modern house on a mountain top with an incredible 360 degree view. A quick reality check set in that no decent lots available with these massive views would allow you to simply plop an “ultra modern” house on them due to architectural restrictions, unless you bought a huge farm, which was financially out of reach. After settling on a “pitched roof” contemporary home with wrap around deck, but open floorplan, the cold feet started setting in. We started a home search and, of course, couldn’t find ANYTHING we liked. Although there were TONS of cool houses around the Knoxville area nothing was on the market. We found a HUGE McMansion that was close to some friends of ours, in a great neighborhood, and priced WELL under market value. We remodeled it (see McMansion goes MODERN! blog) and, after several years on a struggling market, finally sold it in 2013.
During the years the McMansion was for sale we ran into several AMAZING homes but we couldn’t do anything about it! We couldn’t sell our home, and the thought of carrying two mortgages any length of time was unbearable. Now, with the house sold, a rapid hunt was underway again. Well, guess what? The market for modern/contemporary homes was ON FIRE! Everything we had been keeping our eye on was GONE and barely anything was on the market. We found a great MCM in the Holston Hills area but the repairs would have been into the six figures AND it was a short sale. We found another 80’s contemporary that was serviceable, and had an amazing outdoor living space with pool. By the time we had called our Hardie plank guy to give us a quote on replacing the rotting cedar, the sellers had an accepted an offer! That’s it, we said! We’re building! But where?
Through the years of house searching I had a very strong feeling about Concord Hills subdivision. It was an older, established neighborhood with tall trees, and every possible architectural design you could think of, at a large range of price points. Traditional, Tudor, French Country, Modern, Contempory, MCM, Cabin, you name it. There were only a handful of lots remaining and the ones on the highest street were going for $140,000+, way out of our reach. One day I decided to drive through the neighborhood slowly, looking for the possible “for sale by owner” sign and there it sat. A beautiful vacant lot, full of trees, and nearly an acre deep, with no neighbors behind. While you needed a machete to walk through all the brush I immediately saw the potential and fell in love. We made an offer the next day and it was accepted two days later. We’re building!!!
