The Lot

We purchased our lot in September of 2013. We had been looking for homes and lots for several years. There had been a couple of lots for sale in Concord Hills over the years but they were either prohibitively expensive, or were under EMF towers. I drove around the neighborhood looking for the hidden “for sale by owner” treasure and stumbled across this lot on Farragut Hills BLVD. You could barely see the realtors sign because of the brush. It was a dense forest, and without a machete you could barely navigate through it without getting hung up by a branch or thorny bush. We knew lots in nice subdivisions without an architectural review board were far and in between so, unlike most people looking for ready to build land, we gave it a closer look. When we finally got to the middle of the lot we LOVED how private the back (Northern elevation) was. There was a drainage easement that ran through the middle of it, but beyond that a large hill with mature trees. In the summer you couldn’t see any homes so the back of our house plan being glass would not be an issue.

There was some interesting beauty and foliage in the forest. Hopefully, the thick, dense, area behind us retains this beauty.

The lot is almost an acre in size. Road frontage is 180′. The lot goes back 284 feet on the West elevation and 305′ on the East elevation.

The Clearing

After months of plan revisions we finally closed on our construction loan and in January the builder started clearing the land. We tried to be as environmental conscious as we could. Most of the large trees were cut up for firewood. The smaller stuff was ground up and used for landscaping. Deciding what trees stayed and which ones were taken down was a tough decision. I, personally, wanted a 100′ straight line with NO trees. I’m not big on living next to something that can fall and kill me. I also don’t like pulling leaves out of the gutters. Still, you have to respect the lay of the land you purchased, and how the homes in the rest of the neighborhood look like, so we kept a couple of the large Oaks, and some of the trees along the sides of the property for privacy. We didn’t touch the back of the lot past the drainage easement.

I went up to the top of the lot and took a picture looking down. I plan to build my son a tree house up there with a rooftop deck. I can imagine about 12′ or so up the view would be amazing!
