Week 27 – Pump And Grind
Back to the grind on week 27 with the installation of the uber expensive “grinder pump”, the assembly of the “Space tub”, the dining room sliders got installed, and the massive tongue and groove job continued. The electrical trough was dug and the electrical service connected and water was turned on!
Matt finally got his sign back up after all the utility digging. A little crooked now….
The beautiful bronze aluminum clad sliders got installed in the dining room/playroom
Trough was dug for electrical service
Another pic of electrical conduit running under the driveway. Meter is actually located on the other side of the retaining wall, instead of being mounted on the house
View of front entry with T&G installed
Garage tongue and groove install started this week. All T&G install should be finished by next week!
Miratec trim material. Doesn’t rot and insects don’t like it 🙂
West elevation eaves receive T&G treatment
Grinder pump install complete
Not sure what this is for….
Another shot of grinder pump. It will eventually get covered with dirt so only the top is visible. A row of Burning bushes and Abelia will be planted along the drainage easement as well
This thing has one of the dirtiest jobs around. It takes the waste from the house and grinds it into a fine “slurry” and pumps it to the main sewage line (yuck). Because of the elevation of the neighborhood most houses require it
The west elevation got stuck with the grinder pump, all the HVAC connections, and the fan and dryer exhaust. I actually LOVE how that worked out because our patio and back deck areas are nice and clean and quiet
Really digging how the T&G on the eaves and guest bedroom ceiling line up
East elevation showing slider detail
The dining room T&G install was quite tricky due to the slope and angles. Trimming this out should be fun
Dining room/playroom ceiling detail. Some 1×6″s or 1×8″s will be cut and painted to cover the slope
Still plenty of tongue and groove left. It looks like we’re going to have enough! We’ll store the remainder of it in the sealed crawlspace for use if the exterior T&G gets damaged by weather
Good shot illustrating the Zo-e shield coating on the doors. While there is a slight tint to it, making for a darker house, the coating will save us money on energy bills and keep our cork and furniture from fading from the harsh rays of the sun
These Weathershield doors and windows look great and should perform well. The U-factors and solar heat gain numbers are impressive
View of East elevation looking out toward retaining wall. Very interested in seeing how the fixed glass from West Knox Glass matches up with the Weathershield doors
Even the garage is receiving the T&G treatment. Our cars will love it! 😉

The huge ten foot slider is still in boxes. It’s a three door unit!
The tracks and hardware for the monster slider
Liam’s (hallway) bath gets flooring installed. Hard to tell in the pics but the tile has blue and beige lines in it that should match the 3″x3″ wall tile perfectly. Two “bands” will also be created along the walls with this 12″x24″ tile
Laundry tile gets grouted. The tile goes PERFECTLY with the “Utterly Beige” wall color
North elevation from soon-to-installed island
Skylights will soon receive plywood trim treatment
Pic of unpainted trim tacked up to see how the profile would look against the wall and T&G

Loving the window corner
“Space tub” as my Australian contractor calls our awesome Mazatlan steam shower assembly started this week
Another view of the steam shower. It wil eventually be pushed back under the soffit after the connections are completed and the trim work installed behind the shower
The futuristic windows go well with the “Space Tub”….
Close-up of trim test using a scrap piece of T&G, of which we have a LOT of. Unfortunately, the profile was too big to use

Pic of trellis detail and new sliders
Detail of framing where T&G extends from the inside to the eaves. Trim guys did a great job here!
Detail of dining room sloped ceiling where trim has yet to be installed
